Six stages with a fixed schedule.

The process of a NANUK is resolved in six public stages. A clear schedule, limited decisions, no changes to the system. From the first model choice to the first-year monitoring, every step is documented in advance.

Stage 01 | Model selection

NANUK COMPACT or NANUK HORIZON

The buyer chooses between the two catalogue models (NANUK COMPACT or NANUK HORIZON) according to built area, plot geometry and interior programme. A decision made with plans, technical sheet and product scope on the table.

Stage 02 | Plot verification

Feasibility study on your land

PAPIK Group's technical team reviews the planning classification, access, slopes and services of the buyer's plot. The output is a clear report with the scope and timing of foundations, connections and permits.

Stage 02: Plot verification 2–4 weeks
Stage 03 | Contract and prefabrication

Signing, payment and start of workshop

Signing of the contract with binding scope and schedule and a milestone payment plan. In parallel, the Castellbell workshop begins prefabricating the modules and the plot enters the foundation phase.

Stage 03: Contract and prefabrication 10–14 weeks
Stage 04 | On-site assembly

Modules placed dry

Transport of the modules to the plot, crane lifting and dry assembly onto the foundation. The house takes shape in a few days and becomes watertight and airtight before the first weekend.

Stage 04: On-site assembly 1–2 weeks
Stage 05 | Finishes, certification and handover

Commissioning and handover of keys

Interior finishes, blower door test, Passivhaus certification, occupancy certificate and deed. The buyer receives the complete as-built dossier and the direct ten-year warranty from PAPIK Group.

Stage 05: Handover 6–10 weeks
Stage 06 | After-sales and monitoring

First-year support

The service does not end at the deed. PAPIK Group monitors the real performance of the MVHR, the photovoltaics and the DHW during the first twelve months, and activates the ten-year cover from the day of handover.

Closed scope, no changes

NANUK is a product with a defined scope. Each model includes its complete architectural project, the Eskimohaus® building system and the technical systems. Foundations, connections and permits are valued separately, before the contract. No changes once signed.

Efficiency as standard

How does NANUK differ from a bespoke PAPIK Group house?

NANUK is a product with two closed models: NANUK COMPACT and NANUK HORIZON. The interior configuration is defined, the architecture stays the same and the buyer's decision concentrates on the choice of model and the finishes. A bespoke PAPIK Group house starts from scratch with the client, with no restrictions on programme or finishes. The two share the Eskimohaus® system, but the process and the schedule work differently.

Can I personalise my NANUK?

The interior configuration is closed, but the finishes are chosen from four catalogue families with several options: exterior PVC joinery (5 colours), technical oak parquet flooring (5 tones), SATE façade (3 colour expressions) and bathroom cladding with 60×60 ceramic and matt white sanitaryware (5 families). Each choice changes the character of the house, but does not alter the essence of the design. For full personalisation, the right route is bespoke Construction.

NANUK COMPACT groups the volume: 180 m² built in 10,98 × 8,17 m, two floors, three bedrooms or three plus a versatile additional room on the ground floor. NANUK HORIZON stretches out: 155 m² built in 5,30 × 14,63 m, two floors, three bedrooms in a single layout. COMPACT prioritises thermal stability through grouping; HORIZON, solar gain and cross ventilation through length.

What size is each house?

NANUK COMPACT has 180 m² built across two floors with dimensions 10,98 × 8,17 m and a covered terrace of 2,80 m. NANUK HORIZON has 155 m² built across two floors with dimensions 5,30 × 14,63 m and a covered terrace of 2,50 m. The technical sheet for each model details areas by room, façades and heights.

How can I obtain the full technical dossier?

The technical dossier for each model contains plans, dimensions, construction specifications, systems diagrams, energy certification and the complete selection of finishes. It is delivered on request through the contact form or by email to info@papik.cat. The dossier includes the product inclusions and the items that are valued separately during the plot verification stage (foundations, connections, permits).

What is the delivery time?

The process is resolved in six public stages with a tight schedule: prefabrication at the workshop in parallel with the foundations, with no changes to the building system. Each project has its own binding schedule once the contract is signed. To this schedule you must add the licence processing time, which depends on the municipality and is not under PAPIK Group's control.

What is NANUK's energy standard?

Both models are delivered with the Eskimohaus® 35 kWh/m²/year standard and official A/A+ certification. The technical configuration includes a lightweight frame structure of treated timber, exterior insulation with the SATE system, PVC joinery with double glazing and Uw = 1,20 W/m²K, an MVHR system with heat recovery, an 8 kW unit (A+) for heating and cooling and a 190-litre DHW tank (A+). Passive performance is the direct consequence of the form and the envelope.

What does the project include and what is valued separately?

Includes: the complete architectural project (preliminary design, basic project and executive project), construction management and execution management, structure, SATE envelope, joinery, MVHR system, heating and cooling, DHW and finishes according to the four catalogue families. Does not include: plot, foundations, water, electricity and sewerage connections, building permits, special transport or furniture. These items are valued during the plot verification stage.

Who is PAPIK Group and what warranty does it offer?

PAPIK Real Estate Group S.L.U. has more than 25 years of experience in Passivhaus construction in Catalonia. NANUK is the Group's compact line, with the same Eskimohaus® system and the same technical team as the bespoke projects. Legal cover includes a direct ten-year warranty on structure and envelope (Law 38/1999 on Building Regulation), a three-year warranty on systems and a one-year warranty on finishes.
