Every PAPIK Group development moves through six public stages. You can join at whichever one suits you, from the first announcement to the already-certified home, with no pressure and no hidden deadlines.

Communicating the development

PAPIK Group presents the development with an initial dossier: location, type, volumes and project imagery. The expression-of-interest list opens, with no commitment.

Stage 02 | Pre-sale

Reservations before the start

Reservations open with the complete technical dossier: plans, finishes datasheets and the construction schedule. You can choose a home off-plan on preferential terms.

Stage 02: Pre-sale 4–8 weeks
Stage 03 | Private contract

Signing and a guaranteed deposit

You sign the private purchase contract, pay the deposit with a bank guarantee under Catalan development law, and the deed date is set.

Stage 03: Contract 1–2 weeks
Stage 04 | Construction

Documented build progress

Regular site visits with a PAPIK Group architect, documented partial certifications and monthly photo reports. Transparency is part of the product.

Stage 04: Construction 6–10 months
Stage 05 | Certification

Passivhaus and commissioning

Blower-door airtightness test, official Passivhaus certification, energy label and the habitability certificate. Commissioning of the systems with the buyer present.

Stage 06 | Handover

Deed and handover of keys

Signing before a notary, keys handed over in person and the complete technical dossier: ten-year and three-year warranties, certifications, building manuals and after-sales contacts.

The monthly cost of a Passivhaus home

How does a PAPIK Group development differ from a bespoke build?

In a development, PAPIK Group acts as self-developer: we buy the plot, design the home under our own architectural direction, build it with our own building system and sell it once finished. You buy a finished product. In Construction, by contrast, we run the project alongside a client who already owns their plot and makes the architectural decisions. The two services complement each other, with different roles.

Can I personalise the finishes of a PAPIK Group development?

The finishes catalogue is set in the project and delivered as a fixed choice, it is part of the architectural signature. Reserve early and you can open up options from our catalogue (flooring, kitchen fittings, sanitaryware), always within the same premium level. If you are after a fully bespoke home, the right route is bespoke Construction.

What energy certification does a PAPIK Group development have?

All our developments are designed to the Passivhaus Plus standard and delivered with verified independent certification (blower door n50 ≤ 0,6 ach/h and official certification). The buyer receives the complete technical documentation, including the energy label and the datasheets of every component.

What is the purchase and reservation process?

A guided visit to the development, handover of the complete technical dossier, signing of the private contract with a bank guarantee on your deposit, and the deed before a notary once the work is finished and the habitability certificate is in hand. The process is governed by Catalan property-development law.

How long does it take to deliver a home from reservation?

It depends on where in the cycle you join. For off-plan reservations: 12–18 months to the deed. For reservations at an advanced stage of construction: 3–9 months. Each development publishes its estimated schedule, which becomes binding once the contract is signed.

What warranty does the buyer receive?

A direct ten-year warranty from PAPIK Group on the structure and the envelope (Building Regulation Act), plus a three-year warranty on systems and a one-year warranty on finishes. No insurer sits between you and the builder: the same firm that designed and built the home is the one that stands behind it.

I own a plot. Could you develop a project on it with me?

Yes. PAPIK Group explores joint ventures with landowners in the areas where we work (Vallès Occidental, Maresme, Garraf, Baix Llobregat). You bring the land and PAPIK Group brings the project, the construction, the marketing and the technical responsibility. The terms are tailored case by case.

Where do you operate? Are there developments planned in Barcelona city?

Our natural axis is the Barcelona metropolitan arc: Vallès Occidental, Maresme, Garraf and Baix Llobregat. Sant Cugat, Bellaterra, Matadepera, Sant Andreu de Llavaneres, Tiana, Sitges and Vilanova are the municipalities where we are most active. In Barcelona city we look at the occasional multi-family building opportunity.

Are there tax advantages to buying a Passivhaus development?

You may qualify for the current personal income-tax deductions for energy-efficiency works and for possible municipal ICIO and IBI reductions, depending on local by-laws. PAPIK Group provides all the technical documentation needed to evidence the energy improvement to the authorities. Your specific tax position is best checked with an adviser.
