Passivhaus homes in Vilanova i la Geltrú, construction on the Costa del Garraf

We build in Vilanova i la Geltrú with an approach adapted to the reality of the municipality: a port city with mixed typologies, more affordable plots than neighbouring Sitges and a broader residential market. Our Passivhaus methodology adapts both to single-family residential and to the built city.

Why build in Vilanova i la Geltrú

Vilanova i la Geltrú is the capital of the Garraf. A port city with its own identity, a consolidated urban fabric and a residential tissue that combines a historic centre, an Eixample, coastal developments and residential areas on the slopes of the Garraf massif. Unlike Sitges, Vilanova offers a broader residential market, with notably more affordable plots and a more diverse range of typologies.

This diversity is exactly what makes it a relevant municipality for those who want to build on the Costa del Garraf without entering the strict premium regime of Sitges. The residential areas (Mar i Cel, Solicrup, La Collada, Adarró, La Geltrú) form different contexts, each with its own logic. The proximity to the sea, the rail connection to Barcelona and a port-city quality of life make it attractive to a more transversal residential profile.

PAPIK Group does not yet have a direct case in the municipality, but it works regularly along the Garraf coastal strip with nearby projects such as K-Botigues (Castelldefels). Our construction methodology adapts both to a coastal plot and to a city plot.

What you should know before building in Vilanova i la Geltrú

Mixed urban and residential typologies. Landscape restrictions in areas bordering the Parc del Garraf and heritage protection in the old town.

Building by adapting to the fabric of the municipality

Adaptation to context, not a single formula.

Our construction methodology in Vilanova i la Geltrú starts from recognising a reality: the municipality is not uniform. Building in Mar i Cel is not building in Solicrup, and an intervention in the old town has nothing to do with a new single-family home in La Collada. This diversity shapes our approach around four lines. Typological adaptation first: the building responds to the place, whether a between-party-walls home in the Eixample, a single-family home in Solicrup or a retrofit in the old town. The management of the coastal climate works on winter solar gain, summer solar protection, natural ventilation and resistance to ambient humidity and marine salinity, with adapted construction details. The palette of materials and colours stays within a range coherent with the urban fabric or with the Mediterranean landscape depending on the area, avoiding formal gestures out of context. The Passivhaus standard is applied fully, adapting the construction solutions to the typology and the plot, ensuring the same level of energy efficiency as in more premium areas.

Residential areas of the municipality

MAR I CEL is a modern residential area on the coastal strip, with a combination of multi-family and between-party-walls single-family homes of recent development. SOLICRUP is the reference detached single-family area, on the slopes of the Garraf massif, with medium-sized plots and a topography that often favours views. LA COLLADA forms another consolidated single-family sector with a family residential profile. ADARRÓ links an urban neighbourhood with proximity to the sea and mixed typology. LA GELTRÚ concentrates the historic founding fabric next to the old core, with listed buildings and its own distinct identity. The urban centre and the Eixample host the bulk of consolidated multi-family residential. Each sector calls for a specific reading.

Frequently asked questions

What minimum plot does Vilanova i la Geltrú require?

For detached single-family residential, usually between 400 and 800 m². The parameters vary by area: the specific urban-planning record defines the applicable minimum. Vilanova offers plots significantly more affordable than neighbouring Sitges.

What is the difference between building in Vilanova and in Sitges?

Vilanova offers a broader residential market, more affordable plots and a less restrictive urban-planning regime in general terms. Sitges is more premium, with more landscape and heritage restrictions. PAPIK Group applies the same Passivhaus standard in both municipalities, adapting the construction solution to the context.

Can you build easily in the Solicrup or La Collada area?

They are consolidated detached single-family residential areas with a relatively stable urban-planning regime. If the plot is close to the limit of the Parc Natural del Garraf, the project may require an additional landscape-integration study. The record for each area specifies the applicable parameters.

Do you work often in Vilanova i la Geltrú?

We do not yet have a direct case in the municipality, but we work regularly on the Garraf coastal strip (K-Botigues in Castelldefels) and we have references in the area in landscape restrictions and the Passivhaus standard. Our methodology fits the residential market of Vilanova.

Are there specific restrictions in the old town?

Yes. The old town concentrates listed buildings with a heritage-protection regime. Interventions on façades, volumes and roofs visible from public space are subject to criteria of the municipal technical commission. A longer permit process should be anticipated.

Is a firebreak strip required?

On plots with a forest interface on the edge of the Garraf massif, yes: 25 m perimeter with vegetation management as per fire-prevention regulations. It is part of ordinary maintenance and is the responsibility of the owner.

What type of project fits best in Vilanova?

The municipality accommodates well a new single-family home on a medium plot (Solicrup, La Collada), a between-party-walls home in Eixample areas, and a retrofit in a consolidated urban area. The typological diversity of the municipality is its distinctive feature. The PAPIK Group methodology adapts to all three situations with a full Passivhaus standard.

Sol, request a conversation with one of our architects

Building in Vilanova i la Geltrú calls for reading the municipality with nuance. The plot, the area and the appropriate typology are variables that change the conversation. A conversation with one of our architects who knows the Costa del Garraf will let you fine-tune the approach to the project before any estimate.
