Sitges is, above any other consideration, a matter of landscape. The strip between the Parc Natural del Garraf and the sea defines a limited, prized and protected residential geography. The consolidated areas (Terramar, Vallpineda, Aiguadolç, Vinyet, Levantina) form a mature premium residential market, with plots that in many cases have been passed down across generations.

Building in Sitges is not building in just any area. It means working within an urban-planning context where every formal decision has landscape implications, where the heritage of the old centre demands respect and where the coastline calls for special attention to orientation, privacy and the relationship with Mediterranean vegetation.

Our construction methodology in Sitges starts from a clear premise. The value of a house on this coast is not measured by the built volume or the formal gesture, but by the quality of its relationship with the place. This conviction shapes five lines of work. Orientation and passive use work on winter solar gain, summer solar protection and cross ventilation with the breeze regime characteristic of the Garraf coast. The palette of materials and colours stays within a range coherent with the Mediterranean landscape (local stone, lime, timber, broken whites, light earth tones), avoiding any visual dissonance with the surroundings. Native vegetation (Aleppo pine, kermes oak, mastic, Mediterranean shrubs) acts as structural landscaping, aligned with the landscape ordinances of many developments. The chosen construction systems ensure Passivhaus airtightness and thermal behaviour in a coastal climate with high ambient humidity and marine salinity, factors that call for specific construction details. The landscape-impact study and, where appropriate, the prior dialogue with the heritage commission or with the Park Board are carried out before closing the technical project to avoid late reformulations.

Residential areas of the municipality

TERRAMAR is the historically most prized residential enclave in the municipality, with large plots and a consolidated Mediterranean-garden culture. VALLPINEDA combines a large plot with proximity to the urban centre and a topography that favours view orientations. AIGUADOLÇ links the marina area with high-end coastal residential. VINYET and LEVANTINA are premium residential enclaves with a quieter character and predominantly single-family plots. THE OLD TOWN concentrates the historic heritage, with interventions subject to a protection regime and a specific residential market of multi-family typology between party walls. Each area has its own urban-planning regime and a different landscape sensitivity.

Frequently asked questions

What minimum plot does Sitges require?

For single-family residential, usually between 600 and 1,500 m² depending on the area. Sectors such as Terramar or Vallpineda have significantly larger plots. The urban-planning record of each area defines the exact parameter.

What do I need to know if the plot is in the old town?

The old town of Sitges has a heritage-protection regime with listed buildings. Interventions on façades, volumes and roofs visible from public space are subject to criteria of the heritage commission. The historic level and the limited heights are binding. A longer permit process should be anticipated.

What is the Special Plan of the Parc Natural del Garraf and how does it affect me?

The Special Plan regulates the landscape and environmental protection of the Parc Natural del Garraf, managed by the Barcelona Provincial Council. If your plot borders or is close to the limit of the park, the project may require a binding report from the Board, especially regarding earthworks, vegetation and landscape-integration studies.

Do you work often in Sitges?

Sitges is a municipality where we do not yet have a direct PAPIK Group case, but we work regularly on the Garraf coastal strip (K-Botigues in Castelldefels) and we have references for rigour in landscape restrictions (K-Matadepera). Our methodology fits the level of demand the municipality requires.

Is a firebreak strip required?

On plots with a forest interface, yes: 25 m perimeter with vegetation management as per fire-prevention regulations. Particularly relevant in developments bordering the Parc del Garraf. It is part of ordinary maintenance and is the responsibility of the owner.

Can flat roofs be built in Sitges?

It depends on the area. In the old town, pitched roofs with Arabic tile are mandated. In developments such as Terramar or Vallpineda flat roofs are common and compatible with the contemporary Mediterranean language. The urban-planning record of each area specifies the regime.

What is the difference between building in Sitges and on another coast?

Sitges combines protected landscape (Parc del Garraf), historic heritage (old town) and a premium residential market consolidated over decades. The process is more demanding than on many other Catalan coasts. The value of the land and the singularity of the context justify the level of demand of the project.
