Why build in Mataró now

Mataró is the capital of the Maresme: close to one hundred and thirty thousand inhabitants, a reference hospital, a RENFE R1 hub with high frequency to Barcelona, direct access to the C-32 and N-II, and an active university and technology network around the TecnoCampus. This status as a county capital explains a more varied residential market than that of the neighbouring municipalities: there is urban product between party walls, mid-quality multi-family housing and, in specific areas, premium single-family clusters.

The residential market is built around areas such as Cirera, Vista Alegre or La Llantia, which combine single-family plots with favourable topography and a south-east orientation towards the sea. The centre and the coastal area concentrate a denser multi-family fabric, with retrofit works and, in some cases, "demolish and rebuild" opportunities. The price profile is more moderate than that of Llavaneres or Cabrils and offers a favourable quality-price ratio for a family programme.

CIRERA is a consolidated single-family residential sector in the upper town, with medium-sized plots, good south-east orientation and favourable topography, considered the municipality's premium cluster. VISTA ALEGRE keeps a calm residential character with generous plots and a generous family programme, in an area bordering Argentona. LA LLANTIA is a mixed residential sector with detached and semi-detached typologies, well oriented. THE COASTAL EIXAMPLE is the multi-family fabric parallel to the promenade, with dense residential product and occasional retrofit or reconstruction works. What minimum plot does the Council require in Mataró?

It depends greatly on the sub-zone. For detached single-family housing usually between 300 and 800 m². Given the typological diversity of the city, it is essential to consult the specific urban-planning record of the plot to determine the exact applicable parameter.

How long does the building permit take in Mataró?

The resolution usually takes between 8 and 16 weeks from the complete submission of the documentation. The processing volume of the county capital can create variability compared with smaller municipalities.

Can you "demolish and rebuild" in the centre of Mataró?

Yes, on plots with existing buildings outside the areas with heritage protection. The historic centre has a Special Protection Plan that limits certain types of intervention. In the rest of the municipality, the operation is technically viable with a prior structural study, the current ordinance and the plot's conditions.
