Passivhaus homes in Matadepera, landscape integration
We build in Matadepera with respect for the setting of the Sant Llorenç del Munt i l'Obac Natural Park. K-Matadepera, a certified Passivhaus home with a CLT system, is our proof in the municipality.
Why build in Matadepera
Matadepera is the gateway to the Sant Llorenç del Munt i l'Obac Natural Park. A consolidated premium residential typology, generous plots, protected native vegetation and an exceptional quality of life thanks to the natural setting.
It is a municipality where a house is not only an architectural object. It is a conversation with the landscape. Construction does not consist only of meeting the permitted buildability, but of doing so with respect for the geography, the local colours and the native vegetation.
PAPIK Group has a certified project in the municipality (K-Matadepera) that shows how this integration is possible with full Passivhaus standards.

What to know before building in Matadepera
Singular restrictions due to the proximity to the Natural Park. Projects in Matadepera require sensitivity to the landscape.
Building with respect for the landscape
Integration, not imposition.
Our construction methodology in Matadepera is built around five principles. Solar orientation and capture maximise the insolation of the massif's slope for passive efficiency, working the orientation, the shading and natural ventilation. The palette of materials and colours stays within a range coherent with the setting (timber, local stone, earthy tones) to comply with the ordinance and respect the context. The native vegetation (pines, holm-oak groves, Mediterranean shrubland) acts as a constructive and enclosing element, not as a decorative add-on. The chosen construction systems, particularly CLT (cross-laminated timber) in projects where it fits, ensure structural sustainability aligned with the setting. The landscape impact study, when the plot is near the park, is carried out before closing the technical project to avoid delays in the permit phase.
Residential areas of the municipality
THE URBAN CENTRE concentrates consolidated multi-family and single-family housing, with a family residential market and services within walking distance. The PERIMETER DEVELOPMENTS (Camí de la Font, the South area, Pinetons) offer generous plots close to the park, forming the municipality's premium residential sectors. The PNSLLM SETTING concentrates the sectors bordering the park, subject to additional restrictions, where building is possible with a project adapted to the landscape requirements.
Frequently asked questions
What minimum plot does Matadepera require?
For detached single-family housing, usually between 600 and 1,000 m². The specific urban-planning record defines the exact parameter by zone.
Are there restrictions on façade materials and colour?
Yes. The municipal ordinance limits colours to the earthy range and requires a pitched roof with ceramic tile or similar in most residential zones. Landscape integration is mandatory, not a recommendation.
What is the PNSLLM Special Plan and how does it affect me?
The Special Plan of the Sant Llorenç del Munt i l'Obac Natural Park regulates the landscape protection of a very extensive area of Matadepera. If your plot is in the peripheral zone of the park, the project may require a mandatory report from the Board managed by the Barcelona Provincial Council.
Do you often work in Matadepera?
We have K-Matadepera as a certified Passivhaus case in the municipality. We work regularly in the Vallès Occidental with projects in Sant Cugat, Bellaterra and other neighbouring municipalities.
Is a firebreak strip required?
Yes, it is mandatory on most plots: 25 m around the perimeter with vegetation management according to fire-prevention regulations. It is part of the ordinary maintenance of the plot and is the responsibility of the owner.
Can flat roofs be built in Matadepera?
Not usually. The municipal ordinance requires pitched roofs with ceramic tile (or similar) in most zones. There are occasional exceptions in the central urban core; verify with the urban-planning record.
What is the difference between building in Matadepera and Sant Cugat?
Matadepera offers larger plots, a more immediate natural setting and more restrictive landscape ordinances. The process requires sensitivity to the landscape context. The construction cost with PAPIK Group is similar; the difference is the value of the land and the singularity of the context.
Request a conversation with one of our architects
Building in Matadepera is not decided with an automatic configurator. Every plot, every zone, every relationship with the landscape is different. A conversation with one of our architects who knows the Vallès Occidental will give you more value than any online estimate.
