Alella is a municipality of close to ten thousand inhabitants with a heritage trajectory uncommon in the Maresme. The Alella designation of origin, one of the oldest in Catalonia, has preserved an agricultural fabric that gives character to the residential landscape. Its proximity to Barcelona, with direct access to the C-32 and the B-20, places the municipality twenty minutes from the city centre without losing its village scale.

The residential market ranges between the detached single-family home on the hill and the consolidated multi-family fabric of the old town. Plots typically range between 600 and 1,500 m², with gentle topographies and orientations towards the sea or the edges of the vineyards. CAN COMULADA and CAN LLEONART are hillside residential sectors with large plots and privileged orientations. ELS COSCOLLS keeps a calm residential character with low density and consolidated vegetation. How long does a building permit take in Alella?

The resolution usually takes between 6 and 14 weeks from the complete submission of the documentation. There may be an extension if sectoral consultations on heritage or landscape are involved, quite common on plots near protected agricultural land.

Can you build Passivhaus while respecting the heritage character?

Yes. The Passivhaus building system is independent of the exterior formal expression. We adapt volumes, materials and finishes to the requirements of the POUM and the municipal ordinance, maintaining certifiable energy performance.
